Sector 150: Is appreciation already priced in?

Sector 150 — investors are really hyping this area lately. Jewar Airport ka impact toh sab bolte hain, but actual price appreciation kitna hua hai? I'm looking at some projects by Godrej Properties and ATS there. My concern is, is most of the appreciation already priced in? Should I still expect solid 5-10% p.a. returns for the next 3-4 years, ya it's more like 2-3% now? What's your experience, especially with the Aqua Line extensions? Kya abhi entry karna worth it hai for a 3BHK around ₹1.8 Cr?
