Guys, I'm seriously thinking of buying in Sector 150. Fed up of renting, yaar! 10 saal rent waste kar diya. Finally taking the plunge. But confused. Property prices are high, sahi mein itna worth it hai kya? Has anyone experienced any waterlogging during monsoon there? Drainage system kaisa hai? Also, what about the green cover? Is it actually walker-friendly? Kya logon ko pata hai, resale market mein kya scene hai? Easily sell ho jayega na agar kabhi zaroorat padi toh? EMI vs rent math is killing me. Mujhe advice chahiye. Is it a good investment for 3-5 years? What do you think?

One thing I regret is not checking the amenities completion before booking. The swimming pool is still not ready after two years!
That's a classic builder trick, U4! They promise everything, but deliver nothing.
Exactly! That's why you need to be extra careful and read the fine print.
So, what did you decide, OP? Are you taking the plunge or not?
Rising property rates and interest rates! It's a tough time to buy. Think carefully before you commit.
I think Sector 150 is a good long-term investment, especially with the upcoming metro extension. But don't expect overnight riches.
My cousin bought a plot in Sector 151A. He's planning to build his own house. That's another option, if you're looking for something different.
Overall, Sector 150 is a decent place to live. But do your research, compare prices, and don't rush into anything. It's a big decision!
I've heard that the air quality in Sector 150 is better than in other parts of Noida. Can anyone confirm this?
It's definitely better than in Sector 62 or 63, U16. More green cover helps.
During Diwali, the air quality is bad everywhere, bhai. Don't expect miracles!
Haan, resale market mein kya scene hai? Anyone have any experience selling in Sector 150?
It's still early days for resale, U1. Not many people are selling yet. But demand is definitely there.
I saw a few listings on Magicbricks, but the prices were crazy high! Sellers are trying to make a quick buck.
Be careful of pre-launch offers! They seem tempting, but the risks are very high. I lost a lot of money that way a few years ago.
Don't forget to factor in the cost of interiors! That can easily add another 10-15 lakhs to your budget.
Which builder are you considering? Some builders in that area have a shady track record. Check RERA registration and customer reviews before you book anything!
Possession mila kya kisi ko time pe? That's the million-dollar question in Noida!
My friend bought in ATS Pious Hideaways. He got possession almost on time. But that's ATS, they're usually reliable.
RERA registration number check karo before anything else. Don't trust their promises!
I was also considering Sector 150, but then I found a resale property in Sector 75 for a similar price. Much better connectivity and already well-developed. Just a thought.
EMI vs rent is always a tough one. Use a good EMI calculator and factor in all the costs – registration, stamp duty, maintenance, everything! Don't just look at the headline EMI figure.
Sector 150 is definitely walker-friendly! Wide roads, lots of parks. But be prepared for construction noise, especially during the day. It's still a developing area.
Haan, construction noise is a pain. But it's temporary, right? At least that's what I keep telling myself!
U9, are the parks well-maintained? That's my biggest concern. I want a clean and safe place for my kids to play.
Walker-friendly only if you like walking next to traffic! They need to improve pedestrian safety, especially crossings.
For a 3-5 year investment, I'm not so sure about Sector 150. The market is already quite high. You might not see significant appreciation in that timeframe. Look at sectors closer to Pari Chowk, maybe?
Pari Chowk is too congested, U13! Sector 150 offers a better quality of life, even if the returns are slightly lower.
Agree with U14. Sector 150 is about lifestyle, not just investment. If you're looking for quick returns, look elsewhere.
10 saal rent? Ouch! I feel your pain. Sector 150 is nice, but prices are definitely inflated. Check the builder's reputation carefully. Which project are you looking at? That makes a huge difference.
Waterlogging is a real concern in Noida, especially near the expressway. I'd suggest visiting the area during the monsoon season before making a decision. Just to be sure. Also, check the carpet area carefully. Builders are masters of illusion!
I bought a 3BHK in Sector 150 two years ago. Greenery is fantastic, and the sports city vibe is great. But yeah, the initial price was high. Now the avg rate is around 7.5k per sqft. Resale should be good in the long run because of the connectivity and upcoming Jewar airport.
7.5k?! Bhai, I thought it was closer to 7k. Where did you buy? Which project?
Jewar airport is still a long way off, U4. Don't count your chickens before they hatch! But I agree, connectivity is a big plus.
U4, how's the maintenance? That's what I'm worried about. High prices AND high maintenance? No thanks!
Sector 150... hmm. It's got potential, but 'worth it' is subjective, bhai. Depends on what you're looking for. Green cover is good, no doubt. But waterlogging? Good question. I've heard mixed things. Resale? Abhi toh it's a bit early to say for sure, but the location is prime, so hopefully, it will be easy to sell.
