Hey guys, just watched that video ranking all the projects in Sector 150. They mentioned possession dates for a few, like 2026 for some units. Anyone have experience with projects in that area? Are builders usually on time, or should I expect delays? I'm a bit worried about timelines slipping. Has anyone invested there and can share their experience with delivery? Want to know if those dates are even remotely achievable. Thanks!

Honestly, I think 2026 is optimistic. Add at least a year to that. That's my experience with Noida builders.

Mera ek dost ne Supertech mein invest kiya tha 10 saal pehle. Abhi tak possession nahi mila. So be very very careful! Noida is a risky market.

Connectivity is improving. The Noida-Greater Noida Expressway is good. But traffic can be a problem during peak hours.
U2, Metro connectivity is planned but still a few years away. Right now, you'll need a car or rely on cabs.

Around 7000-8000 per sq ft depending on the project and location within the sector. Check Magicbricks and 99acres for recent listings.
U15, 3BHK mein you're looking at 1.5Cr easily. Negotiate hard! Builders are always willing to give discounts, especially now with interest rates rising.
The new Jewar airport is also a factor driving up prices in the area. So timelines may get further affected due to increased demand and labour shortage.
Don't just focus on possession dates. Check the quality of construction too! Many builders compromise on materials to save costs. Visit the site and see for yourself.

I invested in ATS Pious Hideaways 3 years ago. Promised possession was 2021, still waiting. Court cases are going on. So be very careful.
