Sector 151 is overhyped and overpriced, change my mind

Okay I'll say it: Sector 151 seems like a trap. Everyone's talking about investment potential, but prices are already so high! Is the appreciation really worth it? And what about the commute? Metro toh door hai, right? Honestly not sure if it's worth the hype. Disagree? Tell me why.
