Just moved to Sector 151, Noida Extension last month. Connectivity toh theek hai, but what about resale? Anyone know how the resale market is here? Investment potential kitna hai for the next 3-5 years? Also, what about waterlogging during monsoon? Kisi ne experience kiya hai? Should I be worried? Mujhe advice chahiye, guys. What's your take on the area overall?

My take? Sector 151 is okayish. Not great, not terrible. Just be prepared for delays and don't expect overnight returns.
OP, update dena what you decide. It will help others who are considering investing in that area.
Rising rates are impacting affordability. So even if the resale is good, finding a buyer who can afford it is another challenge.
Overall? Sector 151 has potential, but it's a long-term play. Be patient and do your due diligence. All the best!
Check the builder's financial health. Many builders are struggling with debt. If they go bankrupt, your investment is at risk.
OP, what's the price per sqft you paid? That will give us a better idea of whether it's a good deal or not.
I think 151 is a decent option for end-use, especially if you got a good deal. Investment-wise, there are better options available in the market.
Honestly, resale value is unpredictable. Depends on so many factors. Location, builder, amenities, market conditions... it's a lottery.
RERA registration number check karo before panicking. If the project is RERA approved, you have some recourse if things go south.
Don't believe everything the builder says. Mera bhi same experience tha 2 years ago. They promised the moon, but delivered nothing. Abhi tak registry bhi nahi hui hai.
U14, Registry is a major issue. Check if the builder has all the necessary clearances before investing further.
U14, Which sector are you in? And which builder? Name and shame them!
Sector 151 is still a developing area. Expect some teething problems. But the prices are relatively affordable compared to other sectors in Noida. It's a gamble, but it could pay off in the future.
New metro line ka kuch update hai kya? Heard they were planning an extension towards Noida Extension. That would definitely boost property values.
U18, Metro ka toh bas baatein hi hoti hain. On the ground, nothing is happening. Don't hold your breath.
U18, Haan, metro is the key. But government projects... you know how they are. Delayed for years!
Waterlogging is a serious concern. Noida authority needs to pull up its socks. Every year same story. Koi permanent solution nahi hai.
Haan exactly, Noida mein yahi problem hai. They promise so much before elections, then sab bhul jaate hain.
U9, They build all these fancy apartments, but forget about basic infrastructure like drainage. It's a joke!
Bhai, personally, I would prefer Sector 150 over 151. Better infrastructure, more green spaces, and better connectivity. Thoda expensive hai, but worth it in the long run.
Possession mila kya, OP? That's the first hurdle. Many projects in Noida Extension are still stuck in litigation or delayed.
Waterlogging? Haan, Noida Extension mein bohot issue hai. Last year ka monsoon was a nightmare in some sectors. Dekho, proper drainage system hai ki nahi aapke society mein.
Investment potential? Risky game, yaar. Sector 150 is doing well, but 151 is still developing. 3-5 years... maybe? Depends on how quickly the infrastructure improves. I'd say do your research on the builder thoroughly.
U1, sahi baat kahi. Builder reputation is everything. Which builder, OP? That's the first thing we need to know. Some are notorious for delays and poor quality.
I invested in 151 three years ago. Rate was around 3500/sqft then. Now it's hovering around 5500-6000. But resale mein utna margin nahi mil raha. Buyers are still hesitant.
U5, exactly! Appreciation toh hua hai, but liquidity is the issue. Finding a genuine buyer is a pain.
U5, Which project did you invest in? That makes a big difference. Some projects have better resale value than others.
U5, 5500-6000 is optimistic. I've seen listings lower than that. Market is slow right now, especially for resale.
Sector 151 Noida Extension... hmm. Connectivity toh bhai future mein better hogi once the Jewar airport fully functional ho jaaye. Resale... that's the big question mark, isn't it? Resale depends on the builder's reputation and society maintenance. Which project are you in?
