Guys, I'm based in Dubai and thinking of investing in Sector 151. Heard about waterlogging issues during monsoon. Sach hai kya? Also, what's the rental demand like? Need good ROI, yaar. Can't visit for inspection anytime soon. Property manager milega easily? Mujhe advice chahiye.

Anyone know the current circle rate in Sector 151? Just curious.
So, OP, what did you decide? Are you still considering Sector 151?
Ultimately, it depends on your risk appetite, OP. High risk, potentially high reward. But be prepared for delays and challenges.
Waterlogging is a major concern. During heavy rains, the roads become rivers. Think twice before investing.
True that. Noida mein drainage system ka problem toh hai hi.
Haan, exactly. Every monsoon, same story.
Overall, Sector 151 has potential, but it's not without its risks. Do your due diligence before investing. And don't believe everything the builders tell you.
Bhai Dubai se ho toh NRI quota mein dekhna. Tax benefits mil sakte hain.
Good point! NRI quota is definitely worth exploring.
I'm a property manager in Noida. Sector 151 is decent for rental, especially for families. But you need to price it right. Too high, and you'll struggle to find tenants.
Guys, current market conditions are not great for rental yields. Interest rates are high, so many people are postponing buying. This impacts rental demand.
Don't fall for the 'green area' marketing. Sector 151 has a lot of greenery, but it also has a lot of construction dust. It's a trade-off.
Personally, I'd recommend Sector 150 over 151. Better infrastructure and connectivity. Thoda expensive hai, but worth it in the long run.
Sector 151 mein abhi bhi affordable options mil jayenge. But you need to do your homework. Check the builder's reputation, visit the site (if possible), and read the fine print.
Sector 151 is good for long-term investment, but don't expect quick returns. Metro connectivity is planned, which will boost prices eventually. But abhi toh time lagega.
Metro kab tak aayega? I heard 2026, but builders are already marketing it as 'metro-connected'.
2026 is the official timeline, but you know how these things go. Expect delays.
Haan exactly, Noida mein yahi problem hai. Promises are always bigger than reality.
Mera ek dost ne Sector 151 mein plot liya tha 5 saal pehle. Abhi tak registration ka issue solve nahi hua. Be careful about land ownership, guys.
I invested in a 2BHK in Sector 151 last year. Possession is still pending. Builder is saying by end of this year, but I'm not holding my breath. Dekhte hain kya hota hai.
Which builder, U8? Name toh batao, bhai! Save us from making the same mistake.
I don't want to name them publicly, but DM me and I'll tell you.
Yaar, just say it. Transparency is important. We're all here to help each other.
Agreed. Publicly naming and shaming is the only way these builders will learn.
Sector 151 Noida Extension? ROI chahiye toh thoda research karo bhai. Waterlogging ka issue toh hai, especially near the nullah. Rental demand is decent for 2BHKs, but ROI depends on your purchase price. Property manager mil jayega, don't worry about that.
Sach bataun toh I've heard mixed reviews about Sector 151. Some say it's promising, others are wary due to the water issues. Dubai se ho toh check RERA registration properly before investing. Don't just rely on what you hear.
Bhai, I live in Sector 150, which is nearby. Waterlogging is a real problem in low-lying areas. Sector 151 bhi affected hai. Rental demand is okay, but don't expect crazy returns. 5-6% max, I'd say.
5-6%? Sector 150 mein bhi itna kam hai? I thought rental yields were better in Noida.
Exactly! And finding good tenants is a pain. They always want to negotiate the rent.
Bhai, yield toh location pe depend karta hai. Sector 150 is saturated. 151 mein maybe better opportunities, but risk bhi zyada hai.
Haan yaar, rates itne badh gaye hain ki rental yield kam ho gaya. Plus maintenance charges bhi toh hain!
