I'm thinking of upgrading to a 3BHK or villa in Sector 152. Currently in a 2BHK elsewhere. The prices seem high, yaar. Is the investment potential actually there? Metro connectivity kaisi hai? And waterlogging during monsoon – sach batao, kitna problem hota hai?

I think the premium is justified if you value peace and quiet. Sector 152 is relatively less crowded and polluted compared to other parts of Noida Extension.
My parents live in a villa in Sector 152. They love it! But they are retired, so connectivity is not a big issue for them. For working professionals, it might be a challenge.
Don't forget to check the builder's financial stability. Many are struggling these days. You don't want your money to get stuck.
So, OP, what did you decide? Are you going for it? I'm also in the same boat, confused whether to invest or not!
I've heard good things about the social infrastructure coming up in 152. Schools, hospitals, shopping complexes... that will definitely drive up prices in the future.
Be careful of hidden costs. Parking, club membership, maintenance charges... they all add up!

Don't just look at the price per sqft. Check the super area vs carpet area. Some builders are notorious for inflating the super area.
Which builder are you considering? Some have a better track record than others. RERA registration number check karo before you put down any money.
Premium toh hai, but consider the open spaces. Sector 152 is less congested than, say, Sector 75. Investment potential? Long term, yes. Short term, maybe not so much with the current market.
Exactly! Open spaces are a big plus. I'm tired of living in a concrete jungle. But the price is a major deterrent.

Waterlogging is a serious concern in Noida in general. Sector 152 mein, check the micro-level drainage plans of the project you're interested in. Don't just rely on what the builder says.
Haan exactly, Noida mein yahi problem hai. Last year Sector 93 mein itna waterlogging tha, cars were floating!

I invested in a villa there 2 years ago. Prices have definitely gone up, but the resale value isn't as high as I expected. Maybe I was too early.

Sector 152 is definitely pricey! Worth it depends on your priorities, bhai. Metro connectivity is still a bit far, last mile connectivity is the real issue. Waterlogging... depends on the project and drainage. Which builder are you looking at?
