Sector 152 Noida - Overhyped or worth the hype?

Guys, I'm based in Dubai and thinking of investing in Sector 152, Noida. Heard it's all green and peaceful. But honestly, is it *really* worth the price tag? Property prices seem kinda high. Kya bolte ho? I can't easily visit for site inspections, so I'm relying on you guys. Also, what's the rental demand like? I'll need a property manager for sure. Is it easy to find tenants? Safety bhi important hai, especially at night. I've heard mixed reviews. And what about resale? Can you easily sell if needed? Mujhe advice chahiye. Change my mind if I'm wrong, but it feels a bit overrated. Tell me why you think it's a good investment. Sahi mein, I'm confused. Any insights?
