Hey guys, I'm looking to buy a 3BHK in Sector 152, Noida. Wife wants a good society with lots of greenery for the kids. Is it actually safe there, especially at night? Heard it's still developing. Also, how are the schools nearby? Kids' school admission is a priority. Anyone living there, what's the real deal with power cuts? I can't handle daily outages, yaar. What's the investment potential in 3-5 years? Think prices will go up? Any recommendations on builders to consider or avoid in that area? Mujhe advice chahiye, thanks!

I got possession 6 months late, but finally got it. Builder ne phir se date extend kar diya tha, lol.
Don't believe everything the builder tells you. Visit the site multiple times, talk to existing residents, and do your research.
Check the amenities completion before booking, I made that mistake. They promised a swimming pool and clubhouse, still not ready after 2 years!
Another thing to consider is the maintenance charges. Some societies have ridiculously high maintenance fees.
Which society are you considering? That makes a huge difference. Some societies have better security and amenities than others.
Investment wise, with the Jewar airport coming up, I think prices will definitely go up. But it's a long-term game. Don't expect overnight riches.
RERA registration number check karo for any project you're interested in. Very important! It will give you some idea about the builder's track record.
Speaking of schools, anyone have experience with DPS World School nearby? Is it any good?
Sector 150 ka avg rate 7k/sqft hai abhi. Sector 152 should be around that range too, maybe slightly lower. Negotiate hard!
Investment potential is good, I think. The Noida-Greater Noida Expressway is a big plus. 3-5 years, you should see a decent appreciation. But choose your builder wisely!
Haan yaar, builder is key! I've heard Amrapali and Jaypee are a big NO-NO. Stick to established names like Godrej or Tata.

Bhai, 152 is still developing. Night mein thoda sunsaan lagta hai. But the property rates are attractive. School admission is a valid concern though.
Schools are definitely a problem. Pathways is okay, but pricey. Rest are average. Power cuts are manageable with backup, but check the DG set capacity of your society before buying.
