Okay, I'll say what no one says. Sector 153, Noida Extension isn't all it's cracked up to be. Just moved in last month. Connectivity is still a joke, especially without a personal vehicle. Traffic is a nightmare during peak hours. Is the investment potential really there, or did I make a mistake? Change my mind. What's your take, honestly? Anyone else feeling this way? I paid a premium. Was that dumb?

So, U1, what are you planning to do now? Are you going to stay put or try to sell?
I invested in a commercial property in 153 a while back. Returns are decent, but occupancy is still low. Waiting for more people to move in.
U1, Don't lose hope. The area is developing, and prices will eventually appreciate. Just focus on the positives and try to be patient.
Someone mentioned RERA. Definitely check the RERA registration number and the builder's compliance. That's the first thing to do.
Thanks for the feedback, everyone. Feeling a bit better now. I'll check the RERA details again. It's Supertech Ecovillage 4. Anyone else invested in that project?
Supertech! Oh boy. That's a red flag right there. They have a history of delays and financial issues. Be very careful.
Mera dost bhi phas gaya hai waha pe. Possession delayed by 2 years! Builder ne phir se date extend kar diya lol. RERA mein complaint file karo, U1.
Sector 153 is close to the industrial area. That's a plus point for rental income in the future. So, not all is lost.
Rates in Noida Extension have been increasing lately due to overall market sentiment. So you might not be completely wrong. Just be patient.
Which floor did you buy? Higher floors usually have better resale value. Corner unit hai kya?
U18, Floor matters a lot. Also, facing matters. East facing is always preferred.
Traffic is insane! Especially near Gaur Chowk. I avoid that road like the plague. Metro extension kab tak aayega, pata nahi.
Metro extension ka toh har saal sunte hai. Koi timeline nahi hai abhi tak.
U9, Gaur Chowk is always a mess. Try the internal roads, sometimes they're a bit better.
Sector 150 is much better in terms of amenities and connectivity, but obviously, prices are higher. Maybe you should have considered that?
I think 153 will eventually catch up. The land is cheap(er) and that's why builders are flocking there. But expect delays.
Did you check the approved layout plan before buying? Ensure all the promised amenities are actually approved.
Don't panic yet! Sector 153 is strategically located. Close to Pari Chowk and Noida Expressway. Investment potential toh hai, but it's a long-term game. Kitne ka liya tha?
U3, long term is the key word. People expect returns in 6 months. Real estate doesn't work like that, especially in Noida Extension.
U1, Which builder are we talking about? That matters a lot. Some are notorious for delays.
Exactly! Builder ka naam batao bhai. Track record is important. Unke past projects kaise the?
Haan, builder reputation plays a huge role. Check RERA registration and any pending cases against them.
I bought a plot there 5 years ago. Prices have definitely gone up, but the pace is slow. Infrastructure is the issue. Abhi tak roads properly nahi bane hai.

Bhai, I feel you. Sector 153 is still developing. Connectivity will improve with the metro extension, but it's gonna take time. Patience rakho.
