Sector 153 Noida Extension is overhyped, change my mind
Okay I'll say it, Sector 153 in Noida Extension isn't all that. Just moved in last month and tbh, the hype doesn't match the reality. Everyone glorifies the 'affordable luxury' but nobody talks about the waterlogging during monsoon. Barish hui nahi ki roads are flooded. And the commute? Metro connectivity is still a dream. I'm spending a fortune on cabs daily. My office is in Gurgaon. It's hell. Also, the builder is claiming 'high ROI' but rental demand is super low right now. Koi tenants mil hi nahi rahe. Maintenance charges are high too. I'm starting to think I made a mistake. Anyone else living here feeling the same? Disagree? Tell me why. Maybe I'm missing something. I'm hoping development improves things. But right now, it's overrated. Anyone else feel the same? Please tell me I'm not alone. My EMI is killing me.

Bhai, check the RERA registration number of your project. Some builders are operating illegally.
Also, consider the long-term benefits. Sector 153 has a lot of green spaces and is relatively less congested than other sectors in Noida Extension. That's a big plus for families.

Prices are rising across Noida right now due to increased demand. It might be a good time to sell, even if you don't get the ROI you were hoping for.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and a gym, but they're still under construction after 3 years!
Sector 153 is strategically located near the Noida-Greater Noida Expressway. That's a big plus point. But the internal roads definitely need improvement.
Maybe Sector 153 will improve in the next 5 years. The new metro line extension to Pari Chowk will help. But right now, it's definitely not worth the hype.

Rental demand is low everywhere right now. Market conditions are tough. Interest rates are high, so fewer people are buying, and more are renting.
Be careful – this builder has 3 delayed projects in Greater Noida West. Check their track record on the RERA website before investing further.

Sector 150 is much better. Thoda expensive hai, but worth it. At least the infrastructure is decent. Average rate is around 7k/sqft right now.
Which floor are you on, U1? High floors generally have fewer waterlogging problems. Also, check your building's drainage system.

Disagree. I've been living here for 2 years and haven't faced waterlogging issues THAT bad. Maybe it depends on the exact location within 153? And ROI will come, just be patient. Gurgaon commute is always hell, no matter where you live in Noida Extension.
