Fed up of renting, yaar! Thinking of buying in Sector 153, Noida Extension. Kya scene hai wahan? Heard the prices are decent, but is the investment potential good? Metro connectivity kaisi hai? Daily commute mein kitna time lagta hai? Also, safety ka kya haal hai at night? Mujhe advice chahiye. 10 saal ka rent waste kar diya, ab EMI sahi rahega?

Metro se connectivity is improving. They're planning to extend the Aqua Line further. But it's still a work in progress.
Overall, Sector 153 is a decent option if you're on a budget and willing to wait for the area to develop. Just do your due diligence!
So, what did you decide, OP? Did you book anything?
Prices are decent NOW, but with the rising interest rates, EMI will be significantly higher than what you're probably expecting. Calculate it carefully!
What's the sqft rate you're getting? Is it negotiable?
Check the amenities completion before booking. I made that mistake. Promised swimming pool is still under construction after 3 years!
Sector 153 is okay-ish. But be ready for construction noise and dust for the next few years.
Don't forget to factor in property tax, maintenance charges, and other recurring expenses. They add up!
Mera bhi same experience tha 2 years ago. Rent dete dete thak gaya tha. Finally bought a resale flat in Sector 78. No regrets!
I invested in a plot there 5 years ago. Abhi tak kuch nahi hua. Prices have appreciated, but no real development on the ground. Patience is key!
Be careful of hidden charges! Builders love to add them at the last minute. Get everything in writing.
Another thing to consider is the builder's financial health. Check if they have any ongoing legal issues.
Investment potential is decent, especially if the Jewar airport gets fully operational. But that's a long game. Don't expect overnight returns.
Bhai, personally, I'd suggest looking at Sector 150 too. Thoda sa expensive hai, but better planned and more developed.
Sector 150 is definitely premium. But budget bhi toh dekhna padega, na? Sector 153 offers better affordability.
Totally agree with U10. Sector 150 is a better bet for long-term appreciation. Greenery bhi zyada hai.
Possession mila kya kisi ko Sector 153 mein, recently?
I heard some projects have started giving possession, but delayed hai kaafi. RERA registration number check karna before you book.
Haan, RERA number is a must! Don't trust anything the builder says without verifying on the RERA website.
Dekho yaar, Sector 153 is still developing. Metro connectivity is there, but it's the Aqua Line. Change karna padta hai for Delhi. Daily commute depends on where you work.
True that. Aqua Line is a pain. And the road leading to it can get choked during peak hours. Check the distance to your office from the metro station as well.
Haan, Aqua Line is not ideal. But the rates are lower because of that, right? Tradeoff toh hai.
Safety ka issue toh Noida Extension mein generally theek-thaak hi hai. But still, night mein be careful. Stick to main roads.
10 saal ka rent waste kiya? Welcome to the club! I did the same. EMI will be tough initially, but it's an asset eventually.
Which project are you considering? I know someone who booked in Gulshan Bellina. Unka experience kuch khaas achha nahi hai.
Sector 153, Noida Extension... hmm. It's got potential, but bhai, do your homework! Rent se tang aa gaye ho toh I understand, but don't jump into it blindly. Which builder are you looking at?
Exactly! Builder reputation is KEY in Noida. So many delayed projects. Don't get swayed by fancy brochures.
