Sector 155: all-in cost aur payment plans pe thoughts?
Noida Extension – it's a wild west out there for pricing, yaar. I work in real estate, but buying for myself in Sector 155 at JBBS SR Realtors, it's a whole different game. Builder marketing mein toh sab smooth lagta hai, but all-in cost dekh ke dimaag kharab ho jaata hai. They quote a base price, then add PLC, parking, club membership, IFMS, stamp duty, registration. Meri calculation ke hisaab se, yeh sab milake original price ka 15-20% extra easily ban jaata hai. I'm looking at a 3BHK, maybe ₹90L, but with all these extras, it's pushing ₹1.1Cr. Construction-linked plans ka game samajh nahi aata. Builder says pay as you go, but sometimes down payment plans get better deals. Super area vs carpet area ka difference bhi huge hai, feels like a trap. Kya aap logo ne bhi yeh sab face kiya hai? Any tips on negotiating these hidden charges ya payment plans leverage karne ke liye?
