Property prices Sector 155 mein thode high lag rahe hain, considering it's mostly an industrial zone. Metro connectivity is good, but what about resale? Investment potential 3-5 years mein kya rahega? Any opinions on appreciation or rental yield? Safe bhi hai for families, ya mostly single working log hain?

U7, I bought in XYZ project. Sqft rate was around 5500 two years ago. Now it's closer to 7000.
So, overall consensus is that 155 is risky for families and overpriced right now? Better options available in nearby sectors?
Basically yes, U1. Unless you're getting a really good deal, I'd look elsewhere.
Don't forget to factor in the external development charges (EDC) and infrastructure development charges (IDC). These can add a significant amount to the overall cost.
I was looking at a property in 155, but the builder's reputation is not good. Delayed projects and poor construction quality. I'm now considering Sector 143.
Guys, remember the new Jewar airport is coming up. That will definitely impact property prices in the long run. Maybe 155 will benefit from that.

Check amenities completion before booking, I made that mistake in my previous purchase. They promised swimming pool, gym, everything... still not ready after 3 years!

U11, be very careful buying online! Get a local friend or relative to check the property physically. And always verify RERA registration.
RERA registration number check karo before investing in any project. Builder ne phir se date extend kar diya lol.

Sector 148 is also an option. Similar price range, but maybe a little less industrial.
I bought a 2BHK in 155 two years back. Price was decent then, but now it's crazy! Rental yield is okay-ish, around 2-2.5%. Resale ka toh abhi pata nahi.
2-2.5%? That's nothing! You're better off putting money in an FD.
Which project, U4? And what was the sqft rate when you bought?
Metro connectivity is the only good thing about 155. Otherwise, it's just factories and traffic. I wouldn't recommend it for families.
Yeh sab toh theek hai, but what about the air quality? Sector 155 is right next to the industrial area. Pollution levels are high.
Haan exactly, Noida mein yahi problem hai. Development toh ho raha hai, but pollution bhi badh raha hai.

Bhai, I think 155 is overpriced right now. Sector 150 is a better option for families, more green space. Investment ke liye bhi, 150 has better resale value in my opinion.
Totally agree with U2. 155 is still developing. Maybe in 5-7 years it will be a good option, but right now, too risky for family.
