Sector 155 Noida: Commute and Investment, sahi hai?

Did a site visit to Sector 155 last week. I'm thinking of buying something there, you know, for investment. But honestly, I'm worried about the commute. It's an SEZ area, so traffic ka toh scene hoga hi. Anyone actually living there? How long does it take to reach office during peak hours? I heard about the Aqua Line metro, but last mile connectivity is still an issue, right? My budget is decent, but ROI bhi toh dekhna hai. Is it worth investing in Sector 155 now? Will prices appreciate in, like, 3-5 years? Ab samajh nahi aa raha. Koi advice do.
