Sector 155: SEZ area, but is it livable, honestly?

Sector 155 keeps coming up as a potential investment. I work in real estate, so I know the super area vs carpet area games, but buying for myself is different. I'm seeing decent appreciation forecasts for the next 3-5 years because of all the industrial development. Rental demand bhi hogi, I guess. But is it actually a good place to live? I'm worried about safety, especially since it's an SEZ. At night, is it safe for families? Also, traffic nightmare hai kya during peak hours? Heard mixed reviews. Not sure if the investment potential outweighs the daily life issues. Koi batao yaar, sach kya hai?
