Sector 156 flat: good investment or just hype?

Kids have moved out, and I'm looking at smaller flats in Sector 156, Noida Extension. Option 1: resale in Godrej Woods. Option 2: new launch by ATS. I want low maintenance and good hospital access. Heard mixed reviews about waterlogging during monsoon. Is Sector 156 really worth the hype considering current property prices? Resale value after 5 years kya rahega? What do you all think?
