Guys, I'm based in Dubai and looking to invest in Noida. Sector 156, Noida Extension seems promising, but I can't visit for site inspection. What's the real deal with waterlogging during monsoon? Heard drainage is an issue. Also, how's the tenant profile there? Will I easily find families or young professionals to rent to? I'll need a property manager, any recommendations? What's your take on the investment potential in the next 3-5 years? Any opinions on appreciation forecast or rental demand? Resale market ki kya haalat hai? Resale easy hai kya? Mujhe advice chahiye yaar!

Bhai, Noida Authority se approval mila hai ya nahi, check karo. That's important for resale later on.
Waterlogging is a major concern. I would be very careful before investing. Maybe wait and watch for a year or two.
That's a good strategy. Let the infrastructure develop further and then decide.
But then prices will also go up! It's a gamble.
Overall, Sector 156 has potential, but do your due diligence. Check the builder, the location, and the infrastructure. Don't rush into anything.
So, OP, what did you decide? Did you invest or are you still considering?
My cousin bought a flat there last year. He said the connectivity is improving, especially with the new metro extension.
Rental demand is decent. You'll find tenants, especially young professionals. But be prepared to negotiate rent.
I invested in a commercial property in Sector 150. Returns are much better than residential. Consider that as well.
Sector 156 is still developing. Infrastructure is not fully in place. Be prepared for some inconvenience.
Exactly. Roads are still under construction in many areas. Traffic is a nightmare during peak hours.
But that's the case with most developing sectors. Price appreciation potential is higher because of that.
Check the builder's track record with the Noida Authority. They might have pending dues or violations.
Don't forget to factor in maintenance charges! Some societies charge exorbitant amounts.
Which project are you considering? I know a few people who invested in XYZ project in Sector 156 and they are facing possession delays.
XYZ Builder? Oh god! Run! They are notorious for delays and poor construction quality.
Possession mila kya? I've been waiting for 2 years now!
NRI bhai, get a trusted friend or relative to do a site visit. Photos and videos can be deceiving.
Rental yield kitna expect kar sakte hain? Anyone have any idea? I am also planning to invest.
Bhai, resale market abhi thoda slow hai. Interest rates are high. But in 3-5 years, prices will definitely go up, especially with the Jewar airport coming up.
Jewar airport is still a long way off. Don't rely solely on that for appreciation.
Agreed. Infrastructure needs to improve drastically before Jewar airport benefits Noida Extension significantly.
I live in Sector 154. Waterlogging is a problem in low-lying areas during heavy rain. Sector 156 might be similar. Check the elevation of the project site.
Property manager recommendation? I used ABC Property Management for my flat in Sector 75. They are pretty good. But shop around and compare rates.
Sahi sawal hai! I've heard mixed reviews. Some say it's the next big thing, others are worried about infrastructure. Tenant profile is mostly young working professionals and families who want affordable rent. Resale market is okay-okay, depends on the project and price point.
Don't blindly invest based on what you hear. Waterlogging is a HUGE problem in some areas of Noida Extension. Check the master plan for drainage. Also, which builder? Some are notorious for delays.
Haan exactly, Noida mein yahi problem hai. Master plan mein sab dikhate hai, ground reality alag hoti hai.
U3 is right. Builder reputation is key. Check RERA registration and project completion history. Don't fall for fancy marketing!
RERA registration is just a formality bhai. Check actual on-ground progress. Site visit is a must, even if you have to ask a friend or relative to go.
I bought a flat in Sector 150 3 years ago. Price has almost doubled! But Sector 156 is further out, so returns might take longer. Tenant profile is good though, easily rented it out.
Sector 156, Noida Extension? Bhai, waterlogging toh issue hai. I've seen videos. But investment potential is decent if you pick the right builder. Which project are you looking at?
