Looking at Sector 156, Noida Extension for a bigger 3BHK. Kids' school admission is a priority. Is it really safe there, especially at night? Wife wants a good society with kids playing around. Kya aap logon ko pata hai water supply ka kya scene hai? Heard about power cuts bhi. Investment potential in 5 years? Any advice? Which builder is better, bhai?

I heard some projects are facing issues with land acquisition. Double check the land title before investing.
Ultimately, it depends on your priorities. School, budget, safety... weigh everything carefully. All the best!
So, OP, which builder are you leaning towards? And what's your budget? That will help us give more specific advice.
OP, any update? Did you finalize anything? Curious to know your decision!
My cousin booked a flat there last year. Builder ne phir se date extend kar diya lol. Classic Noida Extension story.
Sector 156 is okay, but Sector 150 is much better in terms of infrastructure and greenery. Slightly more expensive, but worth considering if you can stretch your budget.
Sector 150 is too far from everything. 156 is more central, with better connectivity to Noida and Greater Noida.
Connectivity will improve in 150 once the metro comes, bhai. Patience is key.
True, but metro abhi toh bahut door hai. 5-7 saal toh lag hi jayenge.
RERA number check karna mat bhoolna! And read the fine print carefully.
Investment potential is definitely there, with the upcoming Jewar airport. But don't expect overnight riches. Long-term game hai yeh.
Bhaiyon, is area mein 3BHK ka average rate kya chal raha hai? Anyone has recent data?
Depends on the project and floor, but roughly 5500-6500 per sq ft, I think. Negotiate hard!
U16 is right. But some premium projects are quoting higher. Check PropTiger and Magicbricks for recent listings.
Don't just look at the builder's name. Check their ongoing projects' progress. Visit those sites and talk to existing residents. That's the best way to gauge their commitment.
Water supply is a major concern. My friend lives in Sector 16B (close by) and they rely heavily on tankers during summers. Enquire about STP and water harvesting plans.
Power cuts are less frequent now compared to a few years back. But inverter backup is still a must, just in case. Especially with kids studying.
I bought a 2BHK in 156 three years ago. Initially, it was a bit isolated, but now things are developing fast. Still, double-check everything before booking. I regret not checking the clubhouse completion status properly.
U11, which project did you buy in? And how's the society maintenance? That's a big headache in many societies.
I'd rather not name the project publicly, but maintenance is decent. Not great, but manageable. We formed a residents' association to address issues.
RA is key! Otherwise, builders will do whatever they want.
Bhai, investment potential toh hai, metro extension is planned till Knowledge Park V. But 5 saal... too unpredictable. Builders are milking it though. Rates are already up 20% since last year.
Safety wise, yeah, relatively better than some other sectors in Noida Extension. But night time mein, be cautious like anywhere else. Which builder are you considering? That's the real question.
Which school are you targeting? That will also decide which side of 156 is better for you. Some schools are closer to Gaur City mall, others towards Pari Chowk. Location matters!
U3, agreed! Builder is key. I'd say stick to established names even if it costs a bit more. Peace of mind is worth it, especially with kids involved.
Established names bhi toh loot rahe hain, bhai. Supertech ka kya haal hua sabko pata hai.
Haan, U6 sahi bol raha hai. Check RERA registration properly. And visit the site multiple times, day and night.
U5, True that. But even established builders delay projects. It's a Noida Extension special!
Sector 156... hmm. Safe toh hai kaafi, but 'good society with kids playing around' depends on which project you're looking at. Some are still under construction, so less families right now. Water supply Noida Extension ka scene is always a gamble, yaar. Check the borewell situation.
