Guys, I'm thinking of buying in Sector 156, Noida Extension. Kya scene hai wahan ka, honestly? Heard about waterlogging during monsoon. Sach hai kya? And what about the resale market? Easy to sell if I need to move later? Mujhe advice chahiye yaar.

Meri personal opinion hai, Sector 156 is a decent investment for the long term, but don't expect quick returns. Patience is key.
I think Sector 156 will be good once the infrastructure is fully developed. But right now, it's still a bit of a gamble.
So, what did you decide, OP? Buying or not?
One more thing, check the builder's financial stability. Some are heavily indebted and might not be able to complete the project.
Noida mein property lena matlab lottery ticket kharidna. Kabhi lagti hai, kabhi nahi.
RERA registration number check kiya kya? Don't just blindly trust the builder's claims.
Bhai, current market conditions are not that great. Interest rates are high, so EMI will be a burden. Think carefully before investing.
Possession mila kya kisi ko recent times mein in 156? I'm planning to shift from Gurgaon.
Some projects are giving possession, but many are still delayed. Do your due diligence.
Okay, thanks! Will definitely check the possession status thoroughly.
Don't forget to factor in the cost of interior work. That can easily add another 10-15% to the total cost.
Check the floor you are planning to buy. Ground floor mein waterlogging ka zyada risk rehta hai.
What's the current rate per sqft in Sector 156? Any idea?
Around 5500-6500 per sqft, depending on the project and amenities.
Negotiate hard! Builders are always ready to offer discounts, especially if you are paying in cash.
Thanks, guys! That's helpful.
Sector 150 is much better option. Thoda expensive hai, but worth it. Better infrastructure, green spaces, and resale value is higher.
Sector 150 is too expensive for many of us yaar. 156 offers a more affordable entry point.
Haan exactly, budget bhi toh dekhna padega. Sector 150 is almost double the price per sqft.
True, but consider the long-term appreciation potential. Sometimes it's better to stretch your budget a little bit for a better investment.
Mujhe toh ye samajh nahi aata, Noida Extension mein itne flats ban rahe hain, demand hai bhi ya nahi? Are we heading for a bubble?
Bubble toh nahi hai, but saturation ho raha hai. That's why resale prices are not increasing as much as expected.
Demand toh hai bhai, especially from people working in Noida and Greater Noida. Rent is crazy high, so buying makes sense for many.
Hmm, makes sense. Rent is definitely a killer. Thanks for the perspective.
Which builder are you considering? Some builders in that area are notorious for delays. Check their RERA registration and past project completion rates. I got burned by one of them in Sector 16B.
U4, naam batao bhai, kisne rulaya tujhe? So that we all can be aware.
Haan bhai, spill the tea! We need to know which builders to avoid.
Okay okay, fine! It was XYZ Constructions. Promised possession in 2020, still waiting. RERA mein complaint daal rakhi hai.
XYZ Constructions? Oh man, I heard bad things about them. Thanks for the warning!
I bought a flat in Sector 156 two years ago. Initially, it was a pain - no proper roads, limited amenities. But things are slowly improving. Metro connectivity is a big plus point in the long run.
Metro connectivity kab tak aayegi? That's the million-dollar question. I heard 2025, but I'm not holding my breath.
Sector 156, Noida Extension... Hmm, mixed bag hai bhai. Waterlogging ka issue toh kuch pockets mein hai, but not everywhere. Resale mein thoda struggle ho sakta hai initially, depends on the builder and project. Which project are you looking at?
Sahi investment hai? Depends on your risk appetite and time horizon. Long term mein Noida Extension will definitely grow. But short term mein, might be some challenges. Waterlogging is a valid concern. Check the drainage system carefully.
Bhai, waterlogging toh Noida mein common hai. Sector 156 is relatively new, so infrastructure is still developing. Resale market will improve as more people move in. But right now, expect lower prices than Sector 75 or 76.
