Sector 157: Is premium for villa living justified?

Property prices in Sector 157 seem crazy high. I'm currently in a 2BHK in Sector 75 and thinking of upgrading, maybe a villa. Seeing prices quoted around ₹4-5 crore in Godrej Woods, but honestly not sure if it's worth the jump. Already have a home loan, so EMI will be hefty. The security seems good, they say, but is it really that much safer than other sectors? Plus, maintenance charges are apparently sky-high – has anyone faced unexpectedly large bills? The commute isn't an issue since I work from home, but resale value is a concern. Has anyone tried selling property there? What kind of ROI are people actually seeing? Is the price jump worth it for the villa lifestyle? Am I missing something?
