Sector 157: Is the investment potential real?

Since moving here in March, I've been wondering about Sector 157's real investment potential. Paid ₹90L for my 2BHK, felt like a stretch then. Given the Jewar Airport buzz, do you guys think prices will actually appreciate well in 3-5 years? Or is the current appreciation already factored in? Thinking about resale value down the line.
