Totally agree yaar. Noida Extension mein builders are notorious.
Rising rates are making renting less attractive. But 157 is still risky IMO.
@U18 Budget 50-60L. Looking for a 2BHK.
If you are fed up of renting, consider other areas like Sector 7x. Slightly expensive but better connected.

Metro aane mein toh time lagega, but the area has potential. Schools, hospitals, and other amenities are coming up slowly.
@U1 What's your budget? That will help narrow down the options. 157 has different projects with different price points.
RERA registration number check karo before you invest. It's a must!
I visited a project in 157 last week. The location is good, but the construction quality seemed average.
Don't just look at the price per sqft. Check amenities completion before booking, I made that mistake. Swimming pool is still not functional after 2 years!

@U12 Very few projects have given possession. Check RERA registration number and completion certificate before booking.
Be careful with the builders in that area. Check their track record properly. Some are notorious for delays and poor construction quality.

Mera bhi same experience tha 2 years ago. I was so excited to buy, but builder ne chuna laga diya. Now I'm renting again.
I invested in 157 three years ago. Abhi tak possession nahi mila. Builder ne phir se date extend kar diya lol. Soch samajh ke invest karna.

157 is good for long-term investment, but metro is at least 5-7 years away, maybe more. If you need immediate connectivity, look at sectors closer to Pari Chowk.
EMI vs rent is a personal choice. If you think property prices will appreciate significantly, EMI makes sense. Otherwise, rent is more flexible.
Sector 150 ka avg rate 7k/sqft hai abhi. 157 mein kitna hai? Compare karna chahiye.

Bhai, 157 is still developing. Metro toh door ki baat hai. EMI vs rent depends on your down payment and interest rate. Calculate karke dekh le.
Exactly! Down payment is the key. If you're putting down a large chunk, EMI can be less than rent.
