Just moved to Sector 157. Metro connectivity kab tak ayegi yaar? Daily commute mein bahut time lagta hai. Property prices high hain, is it worth it? Has anyone seen appreciation in the last few months? Should I consider selling already? Kya opinion hai aap logon ka?

Honestly, Sector 157 is a gamble. High potential, but also high risk. If you need quick returns, this is not the place.

Builder ne phir se date extend kar diya lol. Classic Noida. I'm not even surprised anymore.

Which floor is your flat? Corner unit? That also affects the resale value. And what's the view like? These things matter.

157 is a long-term game, yaar. Metro aane mein time lagega, but eventually it will come. And then prices will skyrocket. Patience is key. I bought land here 5 years ago, and I'm sitting pretty.
@U9, Sitting pretty now, but 5 years ago, prices were much lower. Abhi entry point high hai. That's the concern. ROI is questionable at these rates.

@U10, Sector 150 ka avg rate 7k/sqft hai abhi. 157 is cheaper, but is that for a reason? Think about it.
Mera bhi same experience tha 2 years ago. I was so frustrated with the commute. But then I found a carpool group. Now it's much better. Maybe try that?

I bought a resale flat in 157 last year. The price was slightly lower than the new constructions. Maybe you can consider that option before selling at a loss.

Totally agree U1. Metro ka toh bas naam hai. I bought in 150 hoping for that, but nothing yet. As for appreciation, I've seen a slight bump, but nothing major. Maybe 5-7% in the last year.
High prices toh hain. But location-wise, it's not bad. Schools, hospitals sab nazdeek hai. But yeah, commute is a killer. Which builder are you with? That makes a HUGE difference.
