Fed up of renting, yaar. Thinking of buying in Sector 157, Noida Extension. What's the real deal with waterlogging during monsoon? Heard mixed reviews. Also, how’s the commute situation? Metro connectivity sahi hai kya? Kya aap logon ko pata hai? Investment potential bhi batao. Mujhe advice chahiye!

So, OP, what did you decide? Are you going ahead with the purchase?
Overall, Sector 157 is a gamble. High risk, potentially high reward. Do your research before investing.
Anyone knows if there are any good resale options available in Sector 157?
Check out PropTiger or Magicbricks for resale options U3. But be careful, verify everything before you pay any token amount.
Honestly, the rising property rates are making me nervous. Should I buy now or wait for the market to cool down?
Market is not going to cool down anytime soon U7. Rates are only going up. Buy if you can afford it.
I think Sector 157 has potential in the long run, but it's not a quick investment. Be prepared to wait 5-7 years for good returns.
Mera personal experience: I booked a flat without checking the amenities properly. Big mistake! Swimming pool and clubhouse are still under construction after 3 years!
Is it true that the registry charges are higher in Noida Extension compared to Noida?
Yaar, so many mixed opinions! I'm even more confused now.
I live in a society near Sector 157. During the monsoon last year, there was waterlogging on the main road. But inside the society, it was fine. So, it really depends on the location within the sector.
What's the average rate per sq ft in Sector 157 right now? Anyone has a rough idea?
Metro connectivity kab tak aayegi? Anyone has any confirmed timelines?
Frankly, I think Sector 150 is a better option. More developed, better connectivity, but obviously more expensive.
U13, Sector 150 is too expensive yaar. 157 is more budget-friendly.
I heard there's a new hospital coming up in Sector 157. That's a good sign, right?
Don't just look at the price, check the builder's background. Has he delivered projects on time before? What's his financial situation?
Yaar, I'm also thinking of investing. But the commute is scaring me. How long does it actually take to reach office in Noida/Delhi during peak hours?
U3, plan for at least an hour, maybe more. Depends on where in Noida/Delhi you're going. The roads are a mess.
U3, metro is the only saviour! But from 157, you'll need to take a feeder bus or auto till the nearest station. Add 20-30 mins extra for that.
Dekho bhai, Sector 157 is still developing. Infrastructure is not fully in place. But that's why the prices are relatively lower. High risk, high reward, understand?
I bought a flat there 2 years ago. Builder promised possession last year. Abhi tak kuch nahi hua! Anyone else facing similar issues with possession?
U8, which builder are you talking about? Name and shame!
U8, RERA mein complaint file karo! That's the only way these builders listen.
Sector 157 Noida Extension... hmmm. Waterlogging is a genuine concern bhai. I've heard some areas are worse than others. Check the specific pocket you're looking at. Metro connectivity is still developing, not fully there yet. Investment potential... depends on the price you're getting it at.
Exactly U1! Location is key. Some pockets are elevated, some are low-lying. Go during the monsoon, see for yourself!
