Sector 157 Noida - Investment karna sahi rahega?

Guys, Sector 157 Noida mein property dekh raha hu. What do you think, investment ke liye kaisa rahega? I'm mainly looking at appreciation prospects, since it's an SEZ. Has anyone here invested in commercial property there? Mujhe ROI ke baare mein janna hai. Kya rates reasonably high hain? Also, how's the connectivity? Metro station se kitni doori hai? I've heard mixed reviews about the infrastructure. Kya aap logon ko pata hai wahan waterlogging hoti hai monsoon mein? Mujhe advice chahiye. Is it worth investing now or should I wait?
