Sector 157 mein property rates are pretty high, right? I'm looking at a 2BHK near the industrial area. My budget is around 70-80L, but honestly not sure if it's worth it. Everyone says investment potential is good because of the SEZ. But kitna good? Like, 5 years mein kya ROI expect kar sakte hain? Also, what about water supply? My parents keep saying borewell water will be the only option. And how bad are the power cuts? I work from home, so that's a major concern. Should I look somewhere else or is Sector 157 really the place to be? Batao guys, ab samajh nahi aa raha. What do you all think?

My advice: if water and power are critical, look elsewhere. If you're willing to take a risk for potential future gains, then Sector 157 might be worth considering.
U1, what did you decide? Are you still considering Sector 157?
Also check the distance from main road and metro connectivity . Inner sectors tend to suffer from lack of good transport.
One more thing to consider.. look at the upcoming projects in nearby sectors. Too much supply can also affect price appreciation.
Don't just look at the SEZ. The Jewar airport is also a major factor driving up prices in that whole area. Long-term investment potential is definitely there.
Jewar airport is still years away though. That's a very long-term bet.
Honestly, 70-80L is a lot of money. Don't rush into anything. Do your research, visit the site multiple times, and talk to residents.
Sector 150 ka avg rate is touching 8k/sqft now. Sector 157 is probably around 6.5-7k. So, comparatively, it's not *that* overpriced, but you need to factor in the infrastructure issues.
I think Sector 143 is a better option. It's closer to the metro and the rates are slightly lower than 157.
Sector 157 main which project are you looking at exactly, U1? Builder ka naam batao, maybe someone has experience with them.
SEZ ka hype toh hai, but realistically, how many companies have actually set up shop there? That's what will drive the ROI.
U14, I'm looking at Gulshan Dynasty. Seems decent, but I'm worried about the water situation after reading these comments.
Gulshan is generally a good builder, but their projects are always delayed. Check possession dates carefully.
Dynasty is a premium project, so water management should be better than average. Still, double-check with current residents.
Sector 150 is definitely more developed, but it's also more expensive. Maybe look at resale options there?
Water is a big issue in Noida generally. Borewell is often the only option. But some societies have invested in better water treatment plants. Ask the builder specifically about this.
Bhai, power cuts are a killer. Get a good inverter or generator backup if you WFH. My friend in Sector 75 is always complaining.
Has anyone checked the RERA registration of the project you're looking at, U1? Make sure everything is legit.

5 years mein ROI? That's the million-dollar question, isn't it? Depends on so many things - the builder, the actual development of the SEZ, the overall market. Koi guaranteed answer nahi de sakta.
Exactly! Koi bolta hai 15% CAGR, koi bolta hai kuch nahi milega. It's all guesswork.
And don't forget about maintenance charges. They can eat into your ROI pretty quickly.
I bought a 2BHK in Sector 157 three years ago for around 55L. Now they're quoting almost double! But honestly, the infrastructure is still lacking. Power cuts are frequent, and water supply is inconsistent. I regret not looking at Sector 150.
