Sector 157 villa upgrade: Is the premium justified?

Currently in a 2BHK near Pari Chowk, thinking of upgrading to a 3BHK or a villa in Sector 157. Already have a home loan, so EMI is a big factor. The prices there seem pretty high, tbh. Is the price jump worth it, considering it's mostly SEZ and industrial area? My biggest concern is the daily commute. I work in Gurgaon. Is the traffic a nightmare during peak hours? I've heard mixed reviews. Also, what's the actual living experience like? Is it peaceful, or is it noisy because of the industries nearby? Anyone living there currently, please share your experiences. Is it a good investment for the next 3-5 years? What's the appreciation potential?
