Sector 158 investors: is the appreciation real?

Been tracking Sector 158 Noida Extension prices for a while now. The jump seems too good to be true, honestly. I'm seeing 20%+ appreciation in some projects, but is it just speculation? Has anyone actually sold recently and seen these returns materialize? Also, what about the resale market? Can you easily get out if needed, or are we stuck with inflated prices and no real buyers? What's your experience?
