Sector 158 Noida Extension: Investment sahi hai?

Okay I'll be honest – I’m really confused about Sector 158, Noida Extension. Everyone says it’s good for investment, but prices seem high. I'm looking for something longer term, like 3-5 years. What's the real rental demand there? I’m hearing mixed things about metro connectivity too. Daily commute kitna time lagta hai actually? Also, builder ka track record kya hai? Honestly not sure if it's worth it. Any advice? Hope someone can guide me.
