Sector 158 Noida Extension - overrated or actually good?

Sector 158, Noida Extension keeps popping up. I'm looking at property there for investment, maybe 3-5 years horizon. Everyone's saying investment potential bahut hai, but honestly, I'm skeptical. Metro connectivity toh dur hai, right? Daily commute kitna time lagega realistically? Office se wapas aane mein late ho gaya toh? My parents keep saying resale value nahi milega agar dur ka area hai. And what about water supply? Tanker se kaam chalana padega? I heard some builders are good, some are not. Builder ka track record kya hai in this sector? Is it worth the risk, ya koi aur sector dekhu? Change my mind. Disagree? Tell me why.
