Sector 159: My first property hunt doubts

Honestly, I'm completely overwhelmed by property hunting in Noida, especially Sector 159. I visited Godrej and ACE projects there; 2BHKs are around ₹78L-₹85L. Is this justified for an area still developing? Builder ka track record bhi important hai. My parents say it's a good investment for 3-5 years, with Jewar Airport infra. But will appreciation be quick? What's the real ground reality for Sector 159? Is rental demand strong, ya fir it's too early for end-users?

Totally agree, prices are insane for Sector 159. ₹78-85L for a 2BHK in an undeveloped area feels like a stretch. Builder ka track record bhi check karna padega, especially for Godrej or ACE. Are they delivering on time in other projects, ya sirf promises hain?

Regarding builder track record, Godrej ka toh theek hai mostly, but ACE ke kuch projects delays mein chal rahe hain. My friend booked in ACE Golfshire and possession date has been pushed twice already. So,
