Sector 162 Expressway: Investment potential, genuinely overrated?

Is Sector 162 really worth the hype? I work in real estate toh pata hai builders kaise dikhate hain, but investment potential actually hai kya? Everyone's saying expressway connectivity, industrial plots are the future, but what about the traffic? I heard peak hours mein bura haal hota hai. Also, resale market mein kitna premium milta hai, off the record? 3-5 saal mein appreciation hoga bhi ya bas price inflated hai? Honestly not sure if I should put my money here. Change my mind.
