I'm based in Dubai and want to invest in Noida. Vihaan Group has options in Sector 162. Flat vs plot? Not sure which gives better ROI since I can't do a site inspection myself. Rental yield also matters. What does the community think? Pls advise!

If you go for a flat, check the amenities completion status. Many builders promise everything but deliver nothing.

@U13 Heard it's around 6500-7500 per sq ft depending on the project and floor.
@U14 That seems high. I thought it was closer to 6000. Maybe I need to check again.
Plots are good if you want to build your dream home later. But investment-wise, flats are safer in the short term.
Don't forget to factor in the cost of registration and stamp duty! That can eat into your ROI.
Flat in 162 might be easier to manage from Dubai. Less headache than getting construction done on a plot.
Rental yield in Noida is generally 2-3% max. Don't expect anything more. Invest for appreciation.
Vihaan Group? I think unka ek project Sector 75 mein bhi hai, delayed by almost 3 years. Check their track record carefully.

@U2 Agreed. RERA number is crucial. Also, check if they have all the necessary approvals. Noida mein sab chalta hai, until it doesn't!

I invested in a plot in Sector 150 two years ago. Abhi tak kuch nahi bana. Rental yield toh door ki baat hai. If you need immediate returns, flat is the only option.
@U5 Which builder in 150? Supertech? Lotus Greens? They are notorious for delays!
@U5 Sector 150 is different. 162 is more developed. But point taken about construction time for plots.
