Sector 163 villa upgrade — price justified or hype?

Already in a 2BHK, thinking of upgrading to a villa in Sector 163. The prices seem high, especially considering it's right on the Expressway. Is the price jump worth it? Anyone living there currently? What's the real deal with the water supply situation? Sunteck City Avenue 1 seems nice, but honestly not sure. Koi batao.
