Retiring soon, kids have moved out. Sector 164 mein dekh raha hu flats near a good hospital. Felix Hospital is there, but options limited. Jaypee Hospital thoda door hai. Metro connectivity is okayish. Which society has the best maintenance and is peaceful? Need elevator, obviously. Resale karna easy hoga?

Considering all factors, Sector 164 is a decent option for retirement, but do your due diligence. Check maintenance, hospital access, and builder reputation carefully.
So, OP, which society are you leaning towards now? Any updates?
Check the builder's financial stability before investing. Many builders are struggling with debt these days. RERA data is your friend!
This is crucial advice! Builder ne phir se date extend kar diya lol. Gotta be careful.
Haan, and check for encumbrances on the land. Clear title hona chahiye.
Which floor are you looking at? Lower floors are generally easier to resell, but higher floors have better views.
Corner unit? That will fetch a premium during resale. But maintenance charges might be higher.
I'd say focus on societies with good community engagement and active residents' welfare associations. That's a sign of good management.
Totally agree yaar. Active RWA means they're on top of things.
Elevator is a must, especially for retirement. Check the maintenance schedule and backup power situation. Noida mein light chali jati hai often.
Resale value will depend on the overall development of the sector. If the proposed Jewar airport becomes a reality, prices will definitely go up.
Jewar airport is a long-term game. Don't base your decision solely on that.
True, it's always 'coming soon'. Lekin infrastructure development is definitely happening in the area.
I am also retiring soon and looking in the same area. Metro connectivity is important for me. Sector 164 metro station is a bit far from most societies.
Don't just look at proximity to Felix. Check for smaller clinics and nursing homes within the sector itself. They can be useful for routine checkups.
Sector 150 is nearby, and there are some good hospitals coming up there. Maybe worth considering? But it's more expensive.
I bought a flat in Sector 164 three years ago. Back then, prices were much lower. Abhi toh rates bohot badh gaye hain. But I'm happy with the peace and quiet.
Rates are rising everywhere because of the new metro line extension. Invest karna hai toh jaldi karo!
Lucky you! Sector 150 ka avg rate 7k/sqft hai abhi. Sector 164 must be around 6k?
Which society are you looking at specifically? Some are better maintained than others. Paras Seasons is decent, but maintenance charges are high.
Paras Seasons is okay, but parking is a nightmare! And the construction quality... *sigh*
Haan exactly, parking is always an issue in Noida. I've heard good things about Prateek Edifice, but it's a bit pricey.
Prateek Edifice mein possession mila kya sabko? Last I heard, there were delays. RERA registration number cross-check kar lena bhai.
Reliable? LOL. Mera bhi same experience tha 2 years ago with a different Prateek project. Promises, promises, and more promises!
Delay toh har jagah hai yaar. It's Noida, after all! But Prateek is generally considered a reliable builder.
RERA number is UPxxxx, you can find it online. Possession is happening in phases, check their website for updates.
Sector 164 is good for retirement life, peaceful toh hai. But hospital access is a genuine concern. Felix is good but gets crowded. Jaypee is a bit of a drive. I agree with the original poster.
Bhai, resale karna easy hoga? That's the million-dollar question! Depends on the builder reputation and society maintenance. Sector 164 is still developing, so appreciation might take time.
