Soch raha hu Sector 164 mein upgrade karu. Currently I'm in a 2BHK in Sector 75, Noida. Family badh rahi hai, toh 3BHK ya villa chahiye. But Sector 164, SEZ area hai na? Is it safe for families, especially at night? Kya aap logon ko pata hai? Heard the investment potential is good, but safety is a priority. Also, what about water supply? Noida mein water issues toh rehte hi hain. Is it better than other sectors in that regard? Mujhe advice chahiye, guys! Is the price jump worth it for a 3BHK there? Already have a home loan, so EMI bhi dekhni hai.

Water supply is a major issue in Noida. Check if the society has rainwater harvesting and good water management practices.
Did you check the RERA registration number? Make sure it's valid and the project is on track.
So, what's the decision, bhai? Are you still considering Sector 164, or are you looking at other options now?
Don't just look at the price per sq ft. Check the carpet area vs. super area. Builders are notorious for inflating the super area.

Advant Navis area? That's pretty isolated at night. I'd seriously reconsider if safety is your top priority.
Sector 150 ka avg rate 7k/sqft hai abhi. Maybe consider that area? More families, better security.
Think long term. Are there good schools nearby? Hospitals? These things also matter when you're raising a family.
Sector 164 is developing fast due to the upcoming Jewar airport. That's driving the investment potential. But safety is still a concern.
Raat ko safe nahi hai, yeh toh confirmed hai. My friend lives there. He says he avoids going out after 9 pm.

@U17 Which project are you asking about? I know someone who got possession in Gulshan Dynasty last month, but it was delayed by almost a year.
Check the distance to the nearest metro station. Sector 164 metro station is there, but how far is it from the specific property you're looking at? That can make a big difference.
I bought in Sector 164 three years ago, before the metro extension. It was a steal back then! Now the prices have almost doubled. Safety is better than it was, but still not great. Get a good security system for your villa.
Which builder are you considering? Some are notorious for delays. Check their track record on RERA website.
Bhai, this builder ka track record bahut poor hai. 3 projects delayed by 2+ years each. Avoid!

EMI bhi dekhni hai? Then think twice, dost. Sector 164 is not cheap. Calculate everything carefully before taking the plunge.

Water supply ka scene toh Noida mein sab jagah same hi hai. Reliance Infrastructure ka pipeline hai, but still, cuts toh lagte hi hain. Check if the society has good backup arrangements.
Haan exactly, Noida mein yahi problem hai. Summer mein toh aur bura haal hota hai. Tanker mafia chalu ho jata hai.
@U4 Reliance ka pipeline toh hai, but maintenance ke naam pe kuch nahi karte. I've heard Sector 150 is slightly better because of ground water recharge projects.
Investment potential is good *if* you get a good deal. Market is slowing down, so negotiate hard. Don't fall for the builder's hype.

Exactly! Investment toh chalta rahega. Family ki safety is paramount. Sector 75 is much better in that regard. Why risk it?
