Sector 164 folks, kya haal hai? I'm thinking of upgrading from my 2BHK. Villas look nice, but the price jump is crazy! Is it really worth the premium for a villa vs. a 3BHK in that area? Also, what's the resale market like? If I need to sell in, say, 5 years, will I get a decent price? Already have a home loan, so ROI matters. Any thoughts?

Builder ne phir se date extend kar diya lol. Classic Noida! I'm waiting for possession since 2018...
My advice: visit multiple properties, talk to current residents, and do your homework. Don't rush into anything.

Be careful with Amrapali projects in that area. They are still facing issues. Make sure the builder is reputable.

I heard that the land acquisition issues in some parts of Sector 164 are still not fully resolved. Verify before investing!
ROI is also about the builder's reputation and the project's amenities. Don't just look at the price per sqft. Check the amenities completion rate.
Another thing to consider is the property tax. Villas usually have higher property taxes than apartments.
Don't forget the infrastructure! The new metro line extension will definitely impact prices. Sector 148 and 142 are benefiting a lot.
Sector 164 is still a bit disconnected. Connectivity is improving, but it's not great yet. I'd prefer Sector 150 for investment purposes.

Mera bhi same experience tha 2 years ago. Thought about a villa, but went with a 3BHK in Jaypee Greens. No regrets. Maintenance is reasonable, and I can rent it out easily if needed.
