I'm currently in a 2BHK near the expressway in 166. Thinking of upgrading to a bigger villa, but the prices seem crazy high! Is the price jump worth it for the extra space and maybe a small garden? Already have a home loan, so another one feels scary. Has anyone else made this move? What's the resale market like if things don't work out? Any thoughts, yaar?

U14, rental yield is not great, tbh. Villas are more for personal use and long-term investment. Don't expect to make a killing on rent.

Has anyone checked the recent circle rates for Sector 166? That will give you a better idea of the actual value of the property. Don't just rely on the builder's quoted price.
