Sector 167 mein investment sahi rahega?

Guys, I'm thinking of upgrading from my 2BHK. Sector 167 mein villas dekh raha hoon. What's the real scene there? Already have a home loan, so EMI matters. Is the price jump worth it, ya sirf hype hai? Also, what about the commute? Metro connectivity is okay, but last-mile connectivity kaisi hai? Has anyone experienced major traffic issues getting to/from office daily? Mujhe advice chahiye yaar.
