Sector 167 Noida: Good for investment or not?

Hi everyone, I'm finally taking the plunge and buying a place after renting for 10 years – so much rent wasted, yaar! I'm looking at Sector 167 in Noida. What do you think? Is it a good area for investment? I've been seeing ads for good appreciation, but is that actually true? Mujhe advice chahiye. Also, I'm a bit worried about the safety, especially at night. Has anyone experienced any issues there? How's the commute? Traffic ka kya scene hai? Any thoughts on resale value in like 5 years? Should I consider something else? It's a big decision bhai!
