Sector 167 Noida: Good Investment or Overhyped?

Hey guys, I'm thinking of buying a flat in Sector 167, Noida. Honestly, I'm a bit confused. The property prices seem high, but everyone says it's a good investment. What do you think? Is there any scope for negotiation, or are the builders pretty firm? Also, what's the real deal with daily commute? I work in Gurgaon. How much time does it *actually* take during peak hours? My parents keep saying it's too far. Has anyone experienced waterlogging during the monsoon? I saw some videos online that freaked me out. Is it worth the risk or am I better off looking somewhere else? Mujhe advice chahiye yaar!
