Sector 167 Noida: Investment karna safe hai?

Hi everyone, I'm thinking of investing in Sector 167, Noida. Kya aap logon ko pata hai wahan ka current property rates kya chal raha hai? I've heard connectivity achi hai DND se, but is it really worth the hype? Also, what about the social infrastructure? Schools and hospitals nearby kaise hain? Has anyone experienced any issues with waterlogging during the monsoon? Mujhe advice chahiye, is it a good time to buy property right now or should I wait? What do you think about the future development plans in that area? Which one is better for investment, ready-to-move or under-construction projects? Not sure if it's a good idea. Any suggestions?
