Okay, I'll say what no one says: Sector 167 is kinda overrated, no? Everyone's going gaga over the investment potential, but the ground reality is different. I've been tracking prices, and honestly, the ROI doesn't justify the hype. Metro connectivity is still a pain, especially the last mile. Has anyone actually calculated the travel time to office during peak hours? It's a nightmare. And the waterlogging during monsoon? Forget about it. I'm seeing better deals elsewhere. Change my mind! Or tell me your experience. Kya aap logon ko pata hai, resale value bhi utna acha nahi hai. What do you think?

U1, smart move. Sector 150 has better connectivity and amenities right now. But do your homework on builders there too!
One thing to consider: the upcoming metro extension might improve connectivity to 167 eventually. That could be a game-changer.
Metro extension? Builder ne phir se date extend kar diya lol. Don't hold your breath, U3!
Overall, I think 167 is a gamble. High risk, high reward. If you're risk-averse, look elsewhere. If you're willing to wait, it *might* pay off.
Don't forget the traffic situation on the Noida-Greater Noida Expressway. It's a mess during peak hours. Adds at least 30 minutes to your commute.
I think 167 is good for long-term investment, but not for immediate returns. You need to be patient and willing to wait for the infrastructure to catch up.
Has anyone taken possession in 167 recently? What's the actual status on the ground? Amenities completed?
I visited a site in 167 last week. The construction quality looked decent, but the surrounding area was still very dusty and underdeveloped. Lots of construction going on.
Thanks for all the insights, everyone! Seems like the consensus is: long-term potential, but current reality is a bit rough. I'll do more research on Sector 150.
I'm an NRI and I was considering 167. This thread is making me rethink my decision. What about Sector 150? Is that a better option?
Sector 150 is definitely more developed, U14. But it's also pricier. Depends on your budget and priorities.
Mera friend ne Supertech Emerald Court mein invest kiya tha. Abhi tak ro raha hai. Be careful with builders, guys!
The waterlogging is a major issue. I saw videos from last monsoon, and it was scary. No way I'm investing where my car will turn into a boat.
I bought a plot in 167 five years ago. Abhi tak resale value is barely above what I paid. Frustrating!
Anyone know the average price per sq ft in 167 right now? I'm getting quoted 6800 by one builder.
Yeah, U10, depends on the project and amenities. Some projects are charging a premium for 'smart home' features. Worth it or not is up to you.
Also, check the RERA registration number before you put down any money, U10. Very important!
6800? That's too high, I think. Check Magicbricks, you'll get a better idea. Might depend on the specific project too.
Which projects are you looking at, U1? Maybe you're focusing on the wrong ones. Some builders are legit, some are chindi.
I booked a 2BHK in Godrej Woods, Sector 43. Slightly further, but the connectivity is amazing. 167 didn't feel worth the risk.

Totally agree, U1. I live in Sector 168 and the commute is killing me. That last mile connectivity is a scam. E-rickshaws are always packed and auto-walas charge whatever they want. ROI is definitely not as high as they promised.
Bhai, 167 is all about future potential. The Jewar airport is a big factor. Patience rakhna padega. Resale value might be low *now*, but give it 5-7 years.
5-7 years? Tab tak toh inflation hi kha jayega saara profit! Better to invest somewhere with current returns, right?
Jewar airport is a long shot, U3. It's been 'coming soon' for ages. Plus, Sector 150 is much better planned and connected already.
