Honestly, Noida is a gamble. You either get lucky, or you end up regretting your decision. Do your research thoroughly!
Before finalizing, visit the society multiple times during different times of the day. See the traffic, the crowd, the overall environment. That's the best way to judge.
So, OP, what did you decide? Still going ahead with Sector 167? Which project are you considering?
Jewar airport is still years away! Don't base your decision solely on that. Focus on current livability.
My uncle lives there. Says the biggest problem is the lack of good grocery stores and daily needs shops. You have to go to other sectors for everything.
Check the builder's RERA registration number online. See if there are any complaints registered against them. That's a MUST these days.
Good point! RERA website is your best friend when buying property in Noida.
Rising rates are making it tough for first-time buyers. Maybe renting is a better option for now? Wait for the market to cool down.
Possession mila kya aapko? Which floor? Corner unit? These things matter for resale value later.
Rates kya chal rahe hain 3BHK ke? I am also looking in that area, but budget is tight.
I think Sector 150 is a better option if you are looking for long-term investment and good schools. Thoda expensive hai, but worth it in the long run.
Sector 150 is definitely more developed. But the prices have shot up like crazy! Can't afford it anymore.
Agree. 150 is better but significantly more expensive. 167 is more affordable, but you get what you pay for.
One thing to consider is the upcoming Jewar airport. That will definitely impact property prices in the area in the long run.
Safety is alright, but connectivity is a big issue. Metro toh door door tak nahi hai. Rely on autos and cabs, which can be expensive.
Schools are a major problem. We considered moving there, but the school situation forced us to look elsewhere. Ended up in Sector 75.
Sector 167 is still developing. If you are looking for ready to move, with all facilities, maybe consider Sector 78 or 79. Slightly more expensive, but worth it.
I have a 3BHK in Sector 167. Honestly, I regret it. Builder ne bahut late possession diya. And the promised amenities are still incomplete. Check RERA registration and completion status VERY carefully.
U11, which builder? Name and shame! We need to know who to avoid.
Haan yaar, builder ka naam batao. Mera bhi same experience tha 2 years ago in a different sector.
Bhai, safety toh theek hai, but schools ka issue toh hai. My friend lives there, and he sends his kids all the way to DPS Sector 30. It's a long commute.
Which project are you looking at? Some are better maintained than others. And 'acche schools' is subjective. What are your priorities?
I invested in Sector 167 a few years back. Returns are decent, but livability is still developing. Infrastructure is catching up, but slowly. Schools are a valid concern, as others have pointed out.
Returns decent? Bhai, I bought in 150 around the same time and my returns are way better! Maybe you bought at the peak?
U4, exactly which project? Knowing the builder helps. Some are notorious for delays.
Don't just focus on the 'sector' number. The exact location within 167 matters. Some areas are closer to the expressway, others are interior and have bad roads.
Sector 167? Hmm, depends on what you mean by 'safe'. Crime-wise, it's Noida, so relatively okay. But traffic can be a nightmare during peak hours. Schools... honestly, you'll probably end up sending them to Sector 132 or even further. 3BHK mil jayega, but check builder reputation thoroughly.
