Sector 167 property prices are seriously inflated, right?

Anyone else feel Sector 167 prices are too high? I just moved in last month, and tbh, the reality doesn't match the hype. The metro's still a bit far, and getting a cab during peak hours is a pain. Plus, the water supply isn't consistent; we've had tanker issues twice already. For the premium they're charging, shouldn't these things be sorted? Heard a lot about investment potential, but I'm not seeing it yet. Maybe in 5 years? Also, what's the deal with the maintenance charges? Seems steep for the facilities provided. Am I missing something, or is this just the Noida life? What are your experiences? Is it worth it?
