Just moved to Sector 168. Metro connectivity toh theek hai, but what's the real investment potential? 3-5 saal mein appreciation hoga kya? Also, how safe is it at night, especially for families? Has anyone experienced any problems? Mujhe advice chahiye yaar. Kya aap logon ko pata hai?

Noida Extension (Greater Noida West) might be a better option if you're looking for affordable investment. But the connectivity is not as good as 168.

Gulshan is generally a good builder, but still do your due diligence.
Gulshan Dynasty is a premium project. Expect higher prices. But their quality is good.
Bro, check the builder's past projects. Delayed projects toh nahi hai? I know someone who bought in Jaypee Greens and they are still waiting for possession after 10 years!

Don't just look at appreciation. Think about rental yield too. Can you rent it out easily? What's the expected rent?
I heard the new Jewar airport will boost property prices in Noida. Maybe that will help with appreciation in 168 in the long run.

I bought a flat in 168 three years ago. Honestly, the appreciation hasn't been great. Maybe 10-15% max. But I live here, so it's okay for me. As an investment, I wouldn't recommend it right now.
Safety wise, it's generally safe. I've never had any problems. But yeah, like someone said, keep your doors locked and be aware of your surroundings.
Metro connectivity is definitely a plus point. But Sector 150 is much better in terms of investment potential, although it's more expensive. Sector 150 ka avg rate 7k/sqft hai abhi.
