Sector 16A investment: worth the premium?

Currently in a 2BHK near Sector 75, thinking of upgrading to a 3BHK or maybe even a villa. Sector 16A seems interesting because of its central location. The property prices there are quite high though. Is the price jump justified, considering it's mostly commercial? Already have a home loan, so EMI will be a big factor. Has anyone invested there recently? What's the actual rental demand like? I'm wondering about the resale value in, say, 3-5 years. Also, traffic during peak hours… nightmare or manageable? Is it all smooth drive with the metro? Any insights would be helpful before I commit!
