posted on 18 MarSector 16A Noida: Is it worth the price?
I'm currently in a 2BHK near Sector 18, thinking of upgrading to a 3BHK or maybe even a villa near Film City. Sector 16A looks promising, but property prices seem high. Is the price jump worth it, yaaron? Has anyone experienced bad traffic during peak hours going towards DND? Also, what's the water supply situation there? Already have a home loan, so EMI bhi dekhna hai. Mujhe advice chahiye, please!

I'm also considering Sector 16A. What's the average rate per sqft there right now? Any idea?
Last I checked, it was around 12k-15k per sqft, depending on the project and location.
So, did you decide to go ahead with the purchase? What's the latest?
Ultimately, it's a personal decision. Consider all the factors – budget, location, traffic, amenities, and builder reputation – before making a move. All the best!
Builder ka naam batao. Some builders in that area have a bad reputation for delayed possessions.
Haan bhai, builder ka naam toh batao. We can give you some feedback based on our experience.
I heard the new metro line extension will pass through Sector 16A. That might increase property prices even further.
Which new metro line? Source batao bhai.
Don't forget to factor in the stamp duty and registration charges. That's a significant expense.
Honestly, Sector 16A is worth it if you can afford it. But do your research and negotiate hard with the builder.
Bhai, Sector 18 ke paas ho toh why shift so far? Sector 44 or 45 mein bhi dekh lo. Maybe you'll find something within your budget.
Don't just look at the price per sqft. Check the built-up area vs carpet area. Builders often cheat on that.
Sector 16A is good for rental income too. If you plan to rent it out in the future, you'll get a good return.
Film City ke paas villas are mostly resale properties. Check the title deed carefully before investing. Legal complications ho sakte hai.
Mera bhi same experience tha 2 years ago. I was thinking of upgrading to a bigger apartment. But the prices were too high. I decided to stay put and renovate my existing apartment.
Villa near Film City? Which project are you looking at? Some of them are still under construction and delayed by years! RERA registration check kiya kya?
U8, RERA number is crucial! Don't fall for builder promises.
I bought a 2BHK in Sector 16A five years ago. Prices have definitely gone up. But the location is unbeatable. Close to everything – markets, malls, metro. But yes, traffic is a concern.
Sector 16A is great for connectivity. But the apartments are old. Villa mein maintenance cost bhi zyada hoga. Consider that as well.
EMI kitna badhega, uska calculation kiya? With the current interest rates, it's going to be a significant jump.
Sector 16A... prime location hai bhai, no doubt. But 'worth it' depends on your budget and priorities. Film City ke paas villa... EMI toh definitely badhega. DND traffic is a nightmare, especially during office hours. Pani ka scene theek thaak hai, but summers mein tanker aane ke chances rehte hai.
U1 bilkul sahi bola. Location wise top class hai, but pocket dekh ke chalo. DND toll ka bhi hisaab rakhna.
Bhai, I stay in Sector 15. 16A is definitely pricier. What's your budget? Maybe Sector 93A or 150 might be better options for a 3BHK. Thoda aur door hai, but value for money.
Pani ka issue toh Noida mein common hai yaar. Sector 16A mein bhi summers mein problem hoti hai. Check with the residents association before finalising anything.
DND traffic is killer! I used to commute to Delhi. Now I take the metro. Sector 16A metro station is close by, that's a plus point. But property prices are inflated because of the location.
U5, metro is a lifesaver! But parking at Sector 16 metro station is a pain.
