Okay, I'll say what no one says: Sector 16A, Film City... is it *really* worth the hype? Metro connectivity is good, I'll give you that. But property prices seem inflated. Investment potential? I'm skeptical. Has anyone seen good ROI here recently? Or is it just the location pulling the rates up? Mujhe advice chahiye. Change my mind! Tell me why I'm wrong, bhai. Kya bolte ho?

Don't forget about the traffic situation. Even with the metro, getting around Sector 16A during peak hours is a nightmare.
I lived in sector 16A for 10 years. It was great back then. Now, it's just too crowded and expensive.

Sector 75 is good for families. Sector 150 is developing rapidly, but still a bit far from everything. Depends on your priorities.
I agree with U19. The market is shifting. 16A might be a safe bet, but not necessarily the best ROI.
Check the infrastructure development plans for Noida. That will give you a better idea of where the growth is headed.
I think it depends on what you're looking for. If you want a place to live, maybe not. If you're looking for investment, there are better options in Noida Extension.
Mera experience toh bekaar tha. I booked a flat in a project near Film City 3 years ago. Possession abhi tak nahi mila. Builder ne phir se date extend kar diya. I'm fighting with them now.
Which builder? Name and shame! We need to be aware.
RERA mein complaint file karo, bhai. That's the only way to get them to move.
Sector 150 ka avg rate 7k/sqft hai abhi. Compare that with Sector 16A and decide for yourself.
I bought a 2BHK here 5 years ago. Rent was decent, but now it's barely covering the EMI. Property values haven't really appreciated much. Feeling a bit stuck tbh.
Mujhe toh lagta hai Sector 18 market is better. Walking distance from 16A, but more happening and less congested.
